The owner is supported from the first visit — not only when drawings already exist. Survey, solution advice, technical design, install, renovate, maintain and service. Equipment follows the owner’s specification — each package includes supply, install, programming and commissioning on one contract.

Isolate one circuit while the site stays open.
06Maintenance · servicing
Scheduled visits and year-2–3 cover. Call-out time in writing.
Technical lifecycle — one contract or by phase
- Survey — open the board, read the operating shift. Price from the site, not floor area.
- Solution advice — VRF/chiller, UPS, PLC/BMS; confirm interfaces with fire / IT.
- Technical design — scheme, shop drawings, I/O list, single-line when contracted.
- Install · renovate — by circuit; as-built on the real board.
- Maintain and service — scheduled visits and year-2–3 cover. Call-out time in writing.
Maintenance and servicing
Two different jobs — they can sit on one contract. Scope, interval and call-out time are written down.
Servicing
Monthly / quarterly: clean, torque, measure, inspect, consumables. Keep the plant stable and catch faults early.
Typical plant: switchboards, power / ATS / generators, UPS and batteries, HVAC (chiller, AHU, VRF), water and pumps, ELV, controls / BMS, fire-protection M&E.
Field notes: open VI, then Knowledge — switchboard maintenance and the BMS maintenance contract.
Construction and renovation
- Construction — new-build and finish; programme locked to water, power and ELV.
- Renovation · upgrade · repair — occupied sites: live-board survey, isolate one circuit, re-issue as-built.
- Clients — plants, hospitals, civic offices, banks; state, private, FDI enterprises and projects.
MEP packages
Peer technical items. Water & drainage sits under MEP, not under the building package.
- HVAC — chiller, AHU, CHW — plant, pipe, balance, commission, DDC when in the same contract.
- VRF · VRV — variable-refrigerant systems for offices and fit-out; not a one-outdoor multi-split.
- Water & drainage — domestic water, drainage, pumps, tanks.
- Power — MSB, ATS, generators, priority circuits, earthing.
- UPS · switchboards · fire-protection M&E · lighting.
- Energy metering — branch meters, VFDs, BMS kWh points — numbers before slogans.
ELV · controls · BMS
Three peer packages. Controls is a strength — same level as HVAC, ELV and BMS.
- ELV — LAN, CCTV, access control, racks, PA.
- Controls · automation — DDC/BMS, PLC, MCC, SCADA/HMI, drives.
- iBMS / BMS — I/O list, DDC panels, graphics, shift training.
Datacenter and site technology
- Datacenter and plant rooms — power, UPS, cooling, ELV, monitoring, controls.
- New technology — lithium UPS, PoE, busway, lighting control, field protocols when specified.
